Commercial Case study Kings Park, Canvey Island

Water management coupled with successful leak detection really does work, LDS Leak Detection Specialists Ltd saves the largest Home Park in the country £256,000 in 2 years!

In December 2011, Glenn Willingham, Kings Park manager contacted LDS Leak detection Specialists Ltd regarding water loss on his site.

Kings Park Village is the largest Home Park in the country with approximately 900 homes and very little information regarding pipework runs and positions and the site was only metered on the incoming mains.

Leak Detection Specialists were commissioned to formulate a plan to try and cut down their water bills as Glen Willingham believed that the charges were too high for the amount of homes on the site.

LDS's senior engineer Barry Cronin made the first visit to site in December 2011 and carried out an initial survey using accoustical testing of approximately 100 isolation valves across the site.

Results from this initial survey flagged up 2 areas of major concern which were then reported back to the client. After excavation of the 2 areas, 2 large leaks were located and repaired. The water usage was then monitored and the figures showed that the usage had dropped by around 8000 Litres per day, a substantial saving considering that the water authorities not only charge for using but also for disposing of the water into the local sewers even if it is a leak soaking away into the ground.

Kings Park were very happy with the results and were eager to find any other losses on their complex water network feeding their 900 homes.

A meeting was held between LDS Leak Detection Specialists Ltd and Glen Willingham to find out how to locate any other losses ongoing on the site. It was deceided that the only way would be for Kings Park to fit as many water meters as they could to any of the main water network to allow splitting up of the site and monitoring of the usage in the main pipe work compared to what is used by the homes on a daily basis and compare these figures with the main water meter that feeds the site.

As each meter was fitted and monitored over a period of time, it was found that some areas were losing up to 10 000 Litres per day ! Once areas were narrowed down by isolating and monitoring sections one at a time, Leak Detection Specialists were able to isolate the losses to smaller sections of the park enabling us to calculate losses within designated areas.

A plan was then formulated. On each occasion, Leak Detection Specialists would attend and with the use of accoustical monitoring and by injecting tracer gas into the water network, LDS were able to pinpoint leaks around the site that were costing the site fortunes in wasted water. Some areas were found to have larger leaks, some areas had multiple leaks and some areas very small leaks as little as 500 Litres per day, however Leak Detection Specialists  managed to locate the leaks on an ongoing basis as each section had water meters fitted and results were monitored by Glen Willingham and supplied to Leak Detection Specialists .

LDS Leak Detection Specialists Ltd have now attended the site numerous times over the past two years and have to date, successfully managed to save the park at this stage, in the region of £ 128 000 per annumn !!!

This shows that water management coupled with successful leak detection really does work and will pay for itself in no time at all.

On the first day of Christmas my boiler stopped working for me ?

On the second day of Christmas my plumber said to me, "you have a leak on your heating you see".

On the third day of Christmas my plumber said to me, "I'm struggling to find the leak for thee".

On the fourth day of Christmas my plumber dug a hole big enough for him & me!

On the fifth day of Christmas the pipes we finally did see, but now with a chisel hole or three..

On the sixth day of Christmas still no leak to see, oh where oh where can it be ?

On the seventh day of Christmas a wise man said to me, why don't you try a leak detection specialist company?

On the eighth day of Christmas I had a look on line to see.

On the ninth day of Christmas a man from my insurance I did see, don't worry he said, it will be covered on my household Trace & Access policy.

LDS engineers use tracer gas to accurately find and locate water leaks to 1 square meter. The tracer gas used to find water leaks is a safe mixture of hydrogen and nitrogen. The tracer gas containing hydrogen, which is the lightest and smallest molecule in the atmosphere, will exit at the leak point and make its way to the surface where it is detected using gas sensitive detection probes.

Thermography Leak Detection
Using modern Thermal Imaging technology a leak can be located on a burst pipe behind obstacles with minimum disruption and no damage to your property.
 
Thermal imaging cameras record light as heat and can show this in a picture. The Infrared energy (thermal) is a light we can’t see but we can sense as heat. Correlation Leak Detection
LDS engineers use Correlation Leak Detection as a method of finding and pinpointing leaks in water pipes. A leak in a pipe under pressure creates noises that travels through the pipe. Correlators are a very accurate sound-testing device that are used to identify the acoustic frequency caused when a pipe is leaking.
 
The correlator uses two identical sensors located along the pipe to calculate the leak location by logging the signal delay, sensor distance and sound velocity. If they can both “hear” the water leak, the correlator, (combined with other data entered by our LDS engineer) calculates the position of the water leak. Correlation leak detection is best suited to larger pipe networks such as network distribution pipes

Prevent water leaks by insulating your pipework

 

Fall is just around the corner and cold weather can cause problems for your water supply. It's important to protect your water pipes before winter sets in.


To prevent pipes from freezing or bursting be sure that your pipes are well insulated.When water freezes inside a pipe it turns into ice. The ice needs more room than water, as it expands. As the ice expands, it increases pressure on the pipes and joints, often causing pipes to split or joints to pull apart. A water leak can cause serious damage to your property. Leak Detection Specialists can locate hidden water leaks quickly preventing any further damage and expense.

Get your property winter-ready

  • Identify the pipework both inside and outside of your home which may be at risk of freezing from sub-zero temperatures - eg outdoor taps, pipes linking up to internal water meters or in unheated draughty areas such as lofts and cellars
  • Locate your internal stop tap and make sure that it is working correctly by opening and closing it before the cold weather starts - most stop taps are located under the kitchen sink although you may have one in a garage, cellar or outhouse.
  • Keep your central heating on a low setting throughout cold spells. If you have a newer boiler there may already be a preset for frost available for you to select.

Use appropriate lagging to insulate your pipework. Lagging can be purchased from most DIY stores but simple household items such as towels can also be used to wrap up pipes and keep frost at bay. Thermography Inspection scans detect temperature variations in the shell of the home or business, which helps determine whether air is leaking and heat is being lost. The most accurate thermography inspection device is a thermal imaging camera, which produces a 2-dimensional thermal picture of an area showing heat leakage. Thermography inspection is non-invasive and non-destructive: no walls, floors or ceilings need to be opened to perform the inspection.

Reducing the amount of air that leaks in and out of your home or business is a cost-effective way to cut heating and cooling costs, improve durability, increase comfort, and create a healthier indoor environment.
Air Tightness and Thermal Imaging testing are important quality control measures when building or renovating a house. Heat losses in buildings can account for up to 50% of the total energy consumption and comes from air leakage through chimneys, attics, wall vents and badly sealed windows / doors.

Adequate air exchange is essential for the occupants’ health and safety, but most buildings have a far higher rate of air exchange than is necessary. The root cause is often poor design and/or construction which allows air leakage from the outside to the inside of the building, or the opposite. The leakage pathway is often complex and, without thermal imaging, extremely difficult to visualize. This also allows the contractors to quickly identify and repair the problem areas to stop the energy loss immediately.

All new buildings must meet air tightness requirements of the Building Regulations. By reducing air leakage, you will obtain a better comfort in the building. The building can also be heated more efficiently to conserve energy and save money.
Poor or inadequate insulation, moisture, building envelope leaks, and substandard work are costly to residential and commercial building owners. A Thermography Inspection can help you quickly see where energy efficiency can be improved.

Air infiltration contributes about 10% of the heat loss in a typical house built in the late 20th Century. Airtightness testing is a requirement of Part L of the Building Regulations unfortunately it does not identify the location of the air leaks that are limiting the airtightness. Thermal imaging can clearly show these leaks in a depressurisation test provided that there is a temperature difference of at least 5 oC at the time of the test, so the two are complementary.
Thermal imaging is therefore a useful diagnostic tool in tests on new buildings, but it can also be used to detect air leakage that is causing heat loss from older buildings. Although a blower door is typically used to provide the pressurisation it is possible to use the effects of wind, which typically pressurises one side of a building that leads to air entry at low levels and exit at high levels in tall buildings.

Thermography Leak Detection

 Using modern Thermal Imaging technology a leak can be located on a burst pipe behind obstacles with minimum disruption and no damage to your property.
 
Thermal imaging cameras record light as heat and can show this in a picture. The Infrared energy (thermal) is a light we can’t see but we can sense as heat. Correlation Leak Detection

Leak Detection Specialists engineers use Correlation Leak Detection as a method of finding and pinpointing leaks in water pipes. A leak in a pipe under pressure creates noises that travels through the pipe. Correlators are a very accurate sound-testing device that are used to identify the acoustic frequency caused when a pipe is leaking.
 
The correlator uses two identical sensors located along the pipe to calculate the leak location by logging the signal delay, sensor distance and sound velocity. If they can both “hear” the water leak, the correlator, (combined with other data entered by our LDS engineer) calculates the position of the water leak. Correlation leak detection is best suited to larger pipe networks such as network distribution pipes
